On October 5, the Prince William County Board of Supervisors approved a new 4,000 seat church for Harvest Life Changers Church, International. The 205,000 square foot church building is another success story for the Potomac Communities Revitalization Area.
Sherman Patrick, Jr., Land Use Planner for Compton & Duling, L.C., worked with the church leaders and the County to obtain the approval.
"The bright spot in Potomac Communities is the Dale Boulevard/I-95 interchange. We now have Wegmans, Potomac Town Center,
Neabsco Common , Potomac Club and the Wartime Museum, as well as expansions of Sentara Potomac Hospital, and the Woodbridge Campus of Northern Virginia Community College, all concentrated in this area, of Potomac Communities" said Patrick. Compton & Duling has been involved in five of these seven projects. While the projects in Potomac Communities are in various stages of investment, Patrick affirms that they are gradually changing and improving the face of Woodbridge.
The Harvest Life Changers Church sought Compton & Duling's assistance with the special use permit to gain approval for building height and its signs. The church campus will include facilities for its many ministries, some of which include an Adult Education Ministry teaching G.E.D. completion and computer training, a Community Services Ministry providing food, clothing, and other necessities to church members, and a Recreation Ministry providing organized sports leagues such as basketball, softball, volleyball, and a complete fitness room and full court gymnasium. The church campus will also contain a food court, bookstore, and an on-site production suite for the church's weekly television and radio programs.
As with many properties in the Potomac Communities Redevelopment Area, the church's special use permit faced challenges. Some challenges for properties in Potomac Communities are specific to the property, while others must confront the competing goals of the regulatory process.
